As a small business owner, understanding contract terms and conditions is just a way of life.  The same is true for real estate contracts.  As your Realtor, I want to serve you by guiding you in the real estate process always protecting your interests.  

Listing agents should be more than just a sign in your yard.  First, they should be able to advise you in how to properly present your property in the open market.  You only get one chance to make a first impression.  Then you want a professional listing agent who is tough and competent in contract negotiations.  They might have to represent your interests against a buying agent who is also tough.  

Buying agents should be more than just a key to get inside a house.  We recommend that you always execute a Buyer Representation Agreement with your agent.  That agreement allows your agent to work exclusively for your interests during the property search.  When you find a property to make an offer on, your agent should provide you with a comparative market analysis so that you do not overpay.  Yes, buying a home is an emotional purchase, but this is also a financial transaction.  You make your money in the buy.

In addition to my experience as a commercial general contractor, I've purchased three residential homes over the past three decades.  My first was a new custom home in a new subdivision.  In my youth I worked as a superintendent building new homes and also as a subcontractor remodeling homes.  Allow me to guide you in your new home purchase.  Did you know that builders budget for real estate commissions?  It costs you absolutely nothing.  You have everything to gain and nothing to lose.  Let's talk.

My second purchase was an existing home in an established neighborhood.  We moved to get our boys into a better school district.  When we sold, we used a discount broker to save money.  Believe me, you get what you pay for.  (Do not attempt this unless you are a real estate professional and know what you are getting into.)  Buying and selling your home is stressful enough without the added concerns about the low level of service you will receive from a discount broker.  Let's talk.

Today we live in a fixer upper.  We used the listing agent who had the property for sale.  (Do not attempt this unless you are a real estate professional and know what you are getting into.)  You do not save money by doing this.  You just stop the broker from giving advice to the seller (and you).  

It is a common misconception that you can save money by negotiating with the listing agent.  That is not true.  The commissions were established in the listing agreement before the property was ever put on the market.  Now the listing agent cannot legally give you (or the seller) any advice in the sale.  As a buyer, you are flying blind into the purchase which is okay if you know real estate.  (Again, do not attempt this unless you are a real estate professional and know what you are getting into.)
